I rent out a unit — how do you handle scheduling with the landlord?

For a rental, we coordinate with the landlord or property manager first, take a card on file, and pre-charge the service charge with a $350 pre-authorization so we can approve repairs under $350 on the spot if we can't reach you. If no one's there to let our tech in at the scheduled time, the return visit carries a second service charge.
