Why is my dryer not heating?

On an electric dryer, no heat usually means a failed heating element, a blown thermal fuse, or a bad thermostat. On a gas dryer, it's more often the igniter, flame sensor, or gas valve — almost always a repairable part, not a reason to replace it.

Why is my dryer taking so long to dry my clothes?

Nine times out of ten it's airflow. A clogged vent or lint buildup makes the dryer run long and hot without drying — also a fire risk. A weak heating element or failing blower can do the same. We find the cause and clear it.

I manage a rental — how does scheduling work for property managers?

For rentals, we arrange it with the landlord or property manager first. We keep a card on file and pre-charge the service charge, plus a $350 pre-authorization so we can approve repairs under $350 on the spot if we can't reach you mid-visit. If the tenant doesn't let our tech in at the scheduled time, a return trip carries a second service charge.
